Olmstead Properties, LLC, doing business as Own Property Today ("Company," "we," "us," or "our") respects your privacy. This policy explains how we collect, use, disclose, and safeguard information when you visit OwnPropertyToday.com (the "Site"), contact us about available land, or communicate with us about a transaction.
Please read this policy carefully. By using the Site, you acknowledge this policy. If you do not agree, please do not use the Site.
1. Information we collect
Depending on how you interact with us, we may collect:
- Contact information, such as your name, email address, telephone number, mailing address, and information you voluntarily provide.
- Inquiry and property information, including the property that interests you, parcel or listing references, purchase preferences, and questions.
- Transaction information needed to administer a purchase, sale, financing, payment, servicing, or closing, including relevant agreements, records, and correspondence.
- Public information, including property, title, tax, court, and other records available from government or commercial sources when needed for a transaction or property matter.
- Device and usage information, such as IP address, browser type, operating system, referring pages, access times, and pages viewed.
- Communication records, including emails, calls, text messages, form submissions, and voicemails. Communications may be logged or recorded where permitted by law.
2. How we collect information
We may collect information directly from you, through Site forms and cookies, from parties involved in a transaction, from related companies when needed to address your request, and from public records or service providers.
3. How we use information
We may use information to respond to inquiries; provide customer support; manage, market, finance, and sell land; administer transactions, contracts, financing, payments, servicing, and closings; route a request to the appropriate related business when you ask us to do so; send requested communications; operate and secure the Site; prevent fraud; protect legal rights; and comply with legal, tax, accounting, and regulatory obligations.
4. How we disclose information
We may disclose information to transaction parties such as title and escrow companies, attorneys, surveyors, contractors, servicers, insurers, and other parties reasonably needed for a matter; listing and marketing services; providers that support hosting, analytics, communications, customer relationship management, storage, security, and operations; related companies when needed to fulfill your request or operate shared systems; government authorities or other parties when required by law or reasonably necessary to protect rights, safety, or property; and successors in connection with a merger, financing, reorganization, or sale of company assets. We may also disclose information with your consent.
5. Communication choices
We may send communications that you request or that relate to an active matter. Where permitted, we may also send information about available land or company updates. You may unsubscribe from email using the link in the message, reply STOP to an eligible text message, or contact us. Opting out of marketing does not prevent necessary communications about an active transaction or account.
6. Cookies and similar technologies
We may use cookies, pixels, and similar technologies to operate the Site, understand usage, protect forms, and improve the visitor experience. Browser controls may allow you to reject or remove cookies, although doing so can affect Site functionality.
7. Data security and retention
We use administrative, technical, and physical safeguards intended to protect information. No security measure or method of transmission can be guaranteed completely secure. We retain information for as long as reasonably necessary for the purposes described above, including transaction administration, recordkeeping, dispute resolution, fraud prevention, and legal compliance.
8. Third-party sites
The Site links to third-party websites, including property, mapping, media, and related-company sites. Their privacy practices are governed by their own policies, not this policy.
9. Your requests and choices
Subject to applicable law, you may request access to, correction of, or deletion of certain personal information, or ask about how it is used. Applicable state law may provide additional rights. We may need to verify your identity before fulfilling a request, and legal exceptions may apply.
10. Telephone and text communications
When a form or other interaction includes consent to calls or text messages, the consent language presented at that point governs. Message and data rates may apply. Consent can be revoked as described in the relevant message or by contacting us. Providing a phone number by itself does not authorize communications beyond what applicable law and the presented consent permit.
11. Children's privacy
The Site is intended for adults. We do not knowingly collect personal information from children under 13. If we learn that we collected such information, we will take reasonable steps to delete it.
12. Changes to this policy
We may update this policy. The "Last updated" date identifies the current version. Changes take effect when posted unless otherwise stated.
